Palmstone Landscaping

Palmstone Landscaping works yards across Modesto — the College Area between McHenry and Tully, the older streets around La Loma, the tracts out in Village One, and the downtown blocks where the lots were platted a century ago. Free walk-through of your yard, and a price before anything starts.

Modesto runs three sprinkler days from April through October — odd addresses Wednesday, Friday and Sunday, even addresses Tuesday, Thursday and Saturday — and two from November through March: Wednesday and Sunday for odd, Tuesday and Saturday for even. Never between noon and 7 p.m., never on a Monday, and fines climb to $500. Drip and hand watering are allowed any day. The other thing worth knowing is the ground, because it changes across town: sandy loam through much of it, river sand along the Tuolumne and Dry Creek, and on much of the north side the loam-over-clay soil the USDA named after the city, which goes dense and very slow to drain if it is worked wet.

Lawn Care

Mowing, edging, feeding and weed control from $49 a visit. A high cut and a deep soak on your two or three days beats short daily sips — clay cannot take them in, and sand lets them run straight through.

Yard Cleanups

Weeds along the fence line, leaf drop, side yards nobody has touched since fall — cut back, cleared and hauled away. One visit or on a schedule.

Concrete

Driveways, walkways, RV pads and patios. Where the ground is clay it moves with the seasons, so the base and the compaction under a Modesto slab decide how it looks in five years more than the finish does.

Irrigation systems installation

New sprinkler and drip lines zoned for a three-day summer and a two-day winter. Drip is allowed every day of the week in Modesto, which is the best reason there is to put beds and borders on it.

Natural Sod

Fresh-cut sod over graded, amended ground. Clay needs opening up and sand needs help holding water, and Modesto lets you request a 90-day exemption from the watering days while new plantings establish.

Sprinklers repair

Snapped heads, cracked laterals, valves that will not shut off. Free estimate before anything gets dug up, and we check the timer matches your address's days in both seasons.

Yard drainage

Water standing for days is common where Modesto's clay soil sits near the surface, and it is fixable. Regrading, French drains, and getting downspouts away from the slab before the water finds the foundation.

Artificial Turf

Turf earns its keep where grass gives up — deep shade, dog runs, the strip beside the driveway. Modesto's turf rebate has paid $2 a square foot for replacing live lawn, up to $6,000 per water account a fiscal year while funding lasts; we check the current round is open before you count on it.
